Foreclosure Prevention
Are you afraid you may lose your house?

People fall behind on their mortgages for a variety of reasons. HOME's experienced HUD certified housing counselors will work with you and your lender to try to keep you from losing your home. HOME will help you analyze the problem and identify your options. If possible, we'll help you negotiate a plan with your lender that will result in bringing and keeping your mortgage current. If that's not possible, we'll help you figure out what to do next so that you are in the best position to buy another home when your situation changes. HOME works with lenders throughout the country, and if you are willing to do what is necessary to bring your loan current, most lenders will rely on HOME's recommendation and work with you.

Make sure you don't make a bad situation worse by letting someone take advantage of you. And ALWAYS read and understand everything you sign. 


Beware of Foreclosure Rescue Scams - Help is Free!

  • There is never a fee to get assistance or information about Making Home Affordable from your lender or a HUD-approved housing counselor.
  • Beware of any person or organization that asks you to pay a fee in exchange for housing counseling services or modification of a delinquent loan. Do not pay – walk away!
  • Beware of anyone who says they can “save” your home if you sign or transfer over the deed to your house. Do not sign over the deed to your property to any organization or individual unless you are working directly with your mortgage company to forgive your debt.
  • Never make your mortgage payments to anyone other than your mortgage company without their approval. 
  • If you suspect that someone may be trying to take advantage of you because you are facing foreclosure, call HOME at 804.354.0641 before you sign anything or pay any money!!!
